How It Works
Explore how our service can help you find a 2nd chance rental.
Finding Your Rental

Exclusive Apartment Database: With access to agent-only databases (two) not available to the public, and utilizing our internal resources, we will research apartments that match your situation, budget, property and unit preferences, etc.

Calls & Information: We then contact the apartment communities chosen to make sure the information is still current by confirming their rental criteria, availability, pricing and current specials.

Curated List of Options: Once our research is complete, we send you a customized list of rental options for you to choose from.

Scheduling Tours: After you’ve selected the rentals you’d like to visit, we’ll coordinate and schedule your tours at times that fit your availability and the community’s showing schedule.
Approval Challenges
Currently, we’re assisting renters who meet the following criteria. We plan to include more approval challenges soon.
Credit:

Credit Score: Minimum score of 620.

Late Payments & Collections: No 30+ day late payments or unpaid collection accounts added on your credit reports in the last 12 months (medical bills don't count).
Rental History:

Evictions & Filings: No Evictions or filings in the past 7 years.

Rental Debt: Must be paid and at least 4 years old. (Unpaid rental debt must be at least 7 years old.)

Broken Leases: No broken leases in the past 7 years (unless it falls under legal protections and you provided proof to the previous landlord/manager prior to breaking the lease. Examples: military, domestic abuse, stalking, uninhabitable conditions).
Public Records:

Background: No felonies. No misdemeanors less than 4 years old and no offenses against persons or property. (Read backgrounds for 2nd chance apartments.)

Bankruptcies: Must be discharged and at least 5 years old.

Civil Judgments: No unpaid judgments/lawsuits less than 5 years old (not rental debt).
Income Verification:

Applicants must have verifiable W-2 employment. If self-employed, most apartments typically require one or more of the following: 1–2 years of tax returns, 1099 forms, and 3–6 months of bank statements.

Getting Started

SmartSearch Form: This form is used to find out your approval challenges, budget, and rental preferences.

Personal Consultation: Once we have reviewed your inquiry form, we will contact you via email to schedule a short consultation so we can go over the process and address any questions you may have.

Agent Representation: Following the consultation, if we mutually decide to proceed, you will be signed up as our client and we will begin the rental search as your agent.
