Our ApprovedPath service is ideal for renters seeking tailored options and expert guidance to effortlessly discover a new home, eliminating the guesswork and extra effort typically involved in finding second chance apartments. You are essentially having a professional real estate agent do all the legwork on your behalf to find a rental.
Your ApprovedPath List
We create a customized list based on your specific approval challenges and aligns with the rental requirements of each apartment on the list, assuring you can apply with confidence.
We also include guarantor-backed apartments to expand your approval options and give you access to top-tier apartments. This type of 2nd chance program allows communities to approve applicants with past challenges who are typically denied.
Exclusive Resources
To develop your customized list, we leverage our insider knowledge, resources and information from our agent-only apartment databases that isn't available to the public and can't be found on any rental websites.
Accuracy & Fact Checking
Once potential apartments are identified, we contact the communities to confirm the following:

Contact Information:
For each property on your custom list, we provide the name of the leasing agent we spoke with about your situation. This gives you a direct point of contact when you’re ready to follow up or apply.
How Our Service Works
Approval Challenges
We are currently only assisting renters with specific approval situations. We plan to include more approval challenges soon.
Credit:

Credit Score: Minimum score of 500.

Recent Payment History: Only (2) - 30+ day late payments in the last 12 months.

Collection Accounts: No unpaid collections added to your credit within the last 12 months (medical bills don't count).
Rental History:

Evictions & Filings: No Evictions or filings in the past 7 years.

Rental Debt: Must be paid and at least 4 years old. (Unpaid rental debt must be at least 7 years old.)

Broken Leases: No broken leases in the past 7 years (unless it falls under legal protections and you provided proof to the previous landlord/manager prior to breaking the lease. Examples: military, domestic abuse, stalking, uninhabitable conditions).
Public Records:

Background: No felonies. No misdemeanors less than 4 years old and no offenses against persons or property. (Read backgrounds for 2nd chance apartments.)

Bankruptcies: Must be discharged and at least 5 years old.

Civil Judgments: No unpaid judgments/lawsuits less than 5 years old (not rental debt).

ApprovedPath Form: This helps us understand your approval challenges, budget, and rental preferences. After reviewing your information, we’ll let you know whether we can create a customized list for you.

Consultations & Advice: If selected, we will contact you via email to set up a time to call you and answer any questions you may have. We also advise you throughout the search and approval process.

Service Fee:
Limited-Time Price: $299 - (Regular Price: $499)-
Deposit: A $99 deposit is required to start creating your customized list.

Balance Payment: The remaining balance of $200 is due when your customized list is completed.

Payment Assistance: We also offer Buy Now, Pay Later options through Stripe.
