ApprovedPath distinguishes itself from our 2nd Chance & Flexible Apartment List by offering customized options that specifically address your individual situation, rather than applying to a broad spectrum of approval challenges.
Exclusive Research & Data Sources
To develop your customized list, we leverage information that isn't available on any of the major rental websites or apartment community websites.
Proprietary Internal Resources: We leverage in-house research and private data resources we’ve developed over the years..
Agent-Only Apartment Databases - (2): We access exclusive rental requirement data available only to licensed agents. Also, we’re among a small handful of agencies in Metro Atlanta that focus on finding apartment rentals rather than solely rental homes.
Approval Guarantor Services: To give our clients additional options and improve their chances of approval, we also include apartments that partner with guarantor services. Through our research, we’ve identified 800+ communities that work with these services and selected two companies we believe deliver the best results. The process is simple, and approval rates are generally high.

Service Guidelines & Eligibility
Service Guidelines
Due to the time required to research each customized list and the high volume of requests received, we are currently assisting renters with specific approval situations. We plan to expand the eligibility criteria to include more approval challenges soon.
Service Eligibility Criteria
Currently, to access our service, you must meet the following eligibility criteria:

Credit:

Credit Score: A minimum score of 500

Late Pays: No recent 30+ day late payments within the last 12 - 24 months on your credit reports.

Delinquent/Collection Accounts: No unpaid delinquent or collection accounts in the past 12 months on your credit reports. Paid collections must be at least 3 years old.

Bankruptcy & Judgments:

Chapter 13: Must be discharged & a minimum of 5 years old

Chapter 7: Must be discharged & a minimum of 5 years old

Judgments: Must be paid, a minimum of 4 years old & not rent related

Rental History:

Broken Leases: No broken leases. If you have a broken lease, it must fall under legal Protections & be verifiable. Legally protected reasons will not count against you, if you provided proof to the previous landlord/manager prior to breaking the lease. (Examples: military, domestic abuse, stalking, uninhabitable conditions)

Evictions & Filings: Must be a minimum of 4 years old and ONLY 1 allowed.

Note: Eviction Filings: Many people think they have a completed eviction but sometimes it's a filing. If you are not sure, we will research it to find out.

Rental Debt:

Unpaid Rental Debt: No unpaid rental debt owed unless it's 7 years old and not on your credit report.

Paid Rental Debt: If you paid your rental debt, it's better that the debt is not showing on your credit reports. If it does, it must show paid. The rental debt must be at least 4 years old.

Criminal Background: No felonies. No misdemeanors less than 5 years old and no offenses against persons or property.

ApprovedPath Form: The form is to find out your approval challenges, budget, and rental preferences. After reviewing your information, we will let you know whether we are able to create a customized list for you.

Consultations: If selected, we will contact you via email to set up a time to call you to discuss our process and answer any questions you may have.

Service Fee: Limited-Time Price: $299 - (Regular Price: $499)

FREE At Participating Communities: Enjoy our service at no cost if the apartment you lease is a commission-paying community. After the first month of your lease, we’ll issue a full rebate of your service fee! Also, you will know in advance which apartments on your list are participants.

Deposit & Payment:

Deposit: A $99 deposit is required to start creating your customized list.

Balance Payment: The remaining balance of $200 is due when your customized list is completed.

Payment Assistance: We also offer Buy Now, Pay Later options through Stripe.

Client Selection: To ensure the highest quality of service, we accept only a select number of clients each month due to high demand, extensive research requirements, and our team’s capacity across other projects.

Availability: This is a limited-capacity service and may pause during busy periods. Notices will be posted on the website when sign-up temporarily closes.
