Credit Profiles:

• Score: 600 minimum.

• Late Payments: No more than (3) 30-day late payments on major accounts in the last year.

• Collections: No unpaid collections less than 24 months old.

Bankruptcy & Public Records:

• Chapter 7 or 13 must be discharged and at least 5 years old.

• All judgments must be paid.

Rental History:

• Rental Debt: No unpaid rental debt. Paid rental debt must be at least 24 months old.

• Evictions: No evictions or eviction filings

• Broken Leases: Not accepted unless protected by documented legal reasons (e.g., military orders, domestic safety, or uninhabitable conditions).

Background History:

• Criminal: No felonies; misdemeanors are reviewed case-by-case.

​Income:

• Must have verifiable W-2 employment. Self-employed applicants require 2 years of tax returns/1099s and 3–6 months of bank statements.
