• Evictions: Any open/pending evictions.

• Bankruptcy: Any open/pending bankruptcies.

• Foreclosures - Recent foreclosures less than 1-2 years old.

Who Will Benefit: Applicants with the following approval issues can benefit:

• Credit Issues

• Bankruptcy

• Evictions

• Broken Leases -

  • Pro-Tip: Legal Protections: If it falls under legally protected reasons, it will not count against you if proof was provided to the previous landlord/manager prior to breaking your lease. (Examples: military, domestic abuse, stalking, uninhabitable conditions)​

• Certain Criminal Backgrounds

• Paid Rental Debt

• Unpaid Rental Debt - Taken depending on how old it is & the amount owed.

  • ​Pro-Tip: If you have unpaid rental debt that is not related to legal protections due to a broken lease or if it was a fair debt, depending on the age of the debt (less than 5 years old), it's best to make a payment plan and pay for about 3 months (this won't restart the clock on the age of this type of debt). Properties look more favorable at this and you will have more options. Or if it's an unfair debt, dispute it if it's on your credit reports.
