We work directly with apartment communities across Metro Atlanta that use real estate agencies to help fill their vacancies. This allows us access to certain information like rental requirements that you won’t find on popular rental websites.

Finding Your Rental

  1. Exclusive Apartment Database: With access to agent-only databases (two) not available to the public, and utilizing our internal resources, we will research apartments that match your situation, budget, property and unit preferences, etc.
     

  2. Calls & Information: We then contact the apartment communities chosen to make sure the information is still current by confirming their rental criteria, availability, pricing and current specials.
     

  3. Curated List of OptionsOnce our research is complete, we send you a customized list of rental options for you to choose from.
     

  4. Scheduling Tours: After you’ve selected the rentals you’d like to visit, we’ll coordinate and schedule your tours at times that fit your availability and the community’s showing schedule.

​Who We Work With

Currently, we’re assisting renters who meet the following criteria. (We’ll be expanding to help more situations soon.) If you don't meet the guidelines, explore our ApprovedPath Customized List service.
 

  • Credit ScoresA minimum score of 600

  • Credit Reports:​

    • Late Payments (Delinquencies): No recent 30+ day late payments within the last 12 months. No more than 3 late payments within the last 24 months.

    • Delinquent Accounts (Collections): No UNPAID delinquent or collection accounts or must be 7 years old

    • Rent Related Accounts: No rental debt paid or unpaid on your credit reports

  • Bankruptcy & Judgments: Not showing on your credit reports

    • Chapter 13: Must be 7 years old and discharged if on credit report

    • Chapter 7: Must be 10 years old and discharged if on credit report

    • Judgments: Must be paid, 7 years old and not debt related

  • Rental History: No evictions, broken leases or rental debt

    • Broken Leases: If you have a broken lease, it must fall under: Legal Protections: Legally protected reasons will not count against you, if you provided proof to the previous landlord/manager prior to breaking the lease. (Examples: military, domestic abuse, stalking, uninhabitable conditions)

  • Criminal Background: No felonies or misdemeanors.

  • Income Verification: Applicants must have verifiable W-2 employment. If self-employed, most apartments typically require one or more of the following: 1–2 years of tax returns, 1099 forms, and 3–6 months of bank statements.

Getting Started

  • SmartSearch Form: This form is used to find out your approval challenges, budget, and rental preferences.
     

  • Personal Consultation: Once we have reviewed your inquiry form, we will contact you via email to schedule a short consultation so we can go over the process and address any questions you may have.
     

  • Agent Representation: Following the consultation, if we mutually decide to proceed, you will be signed up as a client and we will begin the rental search as your agent.
