Your property will be listed on the GAMLS & FMLS platforms. These are the (2) MOST popular MLS systems for the greater Atlanta metro area & all of Georgia. Your listing will also be seen beyond the state of Georgia due to the reciprocity agreements in place with other states/MLS platforms.

Although you will be listed on the MLS which makes us your listing agent, you will still have the FSBO status and can sell your property to buyers who don't have an agent, etc.

We list in 3-month increments so your property doesn't sit on the market for a long period of time. This will give you a chance to reevaluate your listing strategy if it hasn't sold yet and to generate interest when it's listed again as a 'new' property listing.

You can change the price*, photos, commission, contact information, financing options, property description & public remarks to your listing. (TIP: if you change the price, the MLS changes the category of the listing to increased or reduced status.)

Your property will also be listed on the most popular websites like Zillow*, Home.com, Realtor.com, & Redfin.  Plus, over 1,000 real estate websites including real estate broker sites like Keller Williams, Re/Max, Coldwell Banker, Prudential, Century 21, Harry Norman Realtor, etc. (NOTE: If you are already listed as FSBO on Zillow, your MLS listing will show up as a ‘new’ listing in the main & most popular search results.)

You can add a certain number of photos to your listing depending on the plan you select. Photos are VERY IMPORTANT. Having great photos can generate

immediate interest in your property. (TIP: If you are still living in the home., there is an old saying, ‘people can’t see the forest due to the trees.’ Your furnishings are the trees, and MOST people won’t get past that unless the trees (photos) are shown in a certain way. In other words, don’t expect people to automatically visualize what the house will look like with their furnishings instead of yours.)

If a potential buyer or a buyer's agent calls us instead of your number, which will be listed in the remarks, we will tell them to contact you. Also, if we get any emails about your property, we will forward  the emails to you.

We can include a panorama virtual tour of your property. Your virtual tour can also be syndicated to social media sites, etc.

 We will provide you with a professional real estate sign & stand.  The sign rider can be used for your phone number. (NOTE: We don't recommend using FSBO signs for safety reasons and to avoid potential scams. If you are going to use a sign, it should be a realtor's sign or don't use a sign.)

We offer a mobile page for drive-by & text marketing that works well with yard signs & FSBO marketing. Simply add your assigned code to any advertisement & people can text you to obtain more information about your property, connect to your mobile page, see the photos, etc. It also tracks who inquired about your property. This is a great way to connect with buyers who may not have an agent & see your sign. 

You will be provided with a convenient appointment scheduling service called, ShowingTime. It is the easiest way to make appointments to show your property. We will set up the service for all communication to go to you. You will be emailed or texted showing requests. You can confirm, decline, or set up your own time directly. You can also view & change your appointment requests. In addition, the service provides feedback about your property from agents & buyers who viewed it. Feedback comes to us and we will email the information to you.

We can set up open houses for you on the MLS & the Realtors open house portal. Open houses is another way to attract buyers. (TIP: Be careful & mindful about holding open houses as FSBO. And it's best to only advertise it to other agents using the MLS for safety purposes.)

We will provide you with a supra lockbox. The supra system makes it easy for licensed agents to show properties and gives owners security and peace of mind knowing that all showings are tracked. It also allows the buyer's agent to provide feedback about your property, which will be emailed directly to you. (NOTE: Only available in the greater metro Atlanta areas/ & surrounding counties)

We will provide a comprehensive CMA.* A 'Comparative Market Analysis' is how real estate agents  estimate the value of a specific property. Our CMA's are not just sales pulled from online sites & public information because this does NOT tell the complete story to make a pricing decision. As agents, we have access to FAR more information that tells a more complete story about the sales in your area.

We will consult with you on how to get your property ready to list on the MLS. There are certain tasks that should be done inside and outside prior to listing a property for sale. The condition of your property can affect the offers you will get depending on how you plan to market it. (NOTE: If you have already listed on places like Zillow before, take the time to reevaluate your listing & especially photos to see if you can improve anything.)

We will consult with you about the listing price. There is not only research involved with pricing a property, but also a strategy to pricing it based on the market & other factors. The price of the property can be a 'deal killer' and cause your property to sit on the market. Among other factors, the property, area, and the current market must be the main driving force.

We will assist with reviewing your offers. The purchase agreement legally binds you to a buyer's offer. Sellers should review the purchase agreement CAREFULLY. Accepting the right offer is VITAL.  (For example, among other factors, the 'due diligence period' (contingencies), sets the stage for the next steps. Do you counter this 'right off the bat' or accept it? It depends...This & other factors must be considered before you accept any offer. )

We can assist you with the negotiation process. Once you receive a contract/offer on your property, negotiations with the buyer's agent or the buyer is usually the next step. As we just mentioned, the negotiation process can start the minute you get an offer/contract. If there are stipulations (contingencies) such as, a due diligence period, etc., in the offer/contract, this maybe something that needs to be negotiated before signing.

We will provide GAR or standard contract forms depending on the plan you select. GAR (Georgia Association of Realtors) forms offer the BEST LEGAL protection. GAR forms are helpful if you are not using our 1.5% full-representation service. You will need these contract forms if your buyer has no agent, for negotiations/counteroffers, dealing with HOAs, etc.

We will provide you with the standard or GAR seller disclosure forms including HOA related disclosure forms (if applicable), etc. You will be responsible for filling out these important legal documents correctly. You must know what to do or not do, while still covering yourself. (NOTE:  All buyer's agents need to do disclosure forms no matter if you say, 'AS-IS or not. Georgia added legislature to deal with the 'buyer beware' concept, and this is why some type of disclosure form will come into play.)

If needed, we will provide you with a lead-based paint disclosure information form. This is legally required in Georgia for homes built before 1978. 

We use Authentisign or DocuSign, the leading e-signature solutions for agents, to execute electronic signatures & to expedite your contract/accepted offer to the buyer or the buyer's agent.

We will assist with the closing preparation to avoid any possible issues that often come up prior to closing. We will also work with the closing attorney on your behalf to ensure a smooth closing transaction.

We will attend the closing in person or virtually based on our schedule to ensure the transaction goes smoothly & to avoid any possible issues that can come up during the closing. We will work with the closing attorney on your behalf to ensure a smooth closing transaction. (NOTE: In Georgia, the closing attorney works for the buyer if it's a cash purchase. If it's financed using a mortgage, they work for the lender. And it won't matter if you choose them or not.)

We will review the settlement statement to make sure it’s correct. If there is an issue, we will speak with the closing attorney and notify you. The settlement statement summarizes all the fees involved in the transaction and breaks down what the seller and buyer will pay.

The FMLS charges a small .0012 fee of the sold price for listing your property in their database. Plus, there is a nominal administrative transaction fee (listed below) based on the plan you select.  As the transaction broker, we are required to perform certain duties when we list a property on the MLS, which does not include the features that come with your plan.  (TIP: You can roll fees into the asking price or reduce the buyer's agent commission. For example, you can set their fee at, 2.4%, 2.3%, etc., to offset your fees for listing on the MLS with us.) This & the upfront fee are the only fees you will pay unless you opt for add-on or additional services. 
 

Note: Keep in mind, you can get full representation at 1.5%. & we will do all the work for you! Plus, you won't pay any upfront fees. But either way, you are still saving a LOT of money on commission fees overall with our discounted real estate services.

The seller decides on the amount of the buyer's agent commission. No buyer's commission will be paid if the buyer has no agent. (NOTE: It's your decision regarding how much you want to pay the buyer’s agent. We NEVER recommend paying 3% or more, unless it's for a combined fee that goes to the buyer and listing agent if you opt for full representation. Why pay the buyer's agent all the commission & you still have to represent yourself & do all the work? At least cover your fees  for listing on the MLS.)

If the buyer has no agent, we can assist you with the transaction. There are a number of things that will need to be done. When a buyer has no agent, extra work is involved. & you would ONLY pay the fee listed below. (NOTE: We WILL NOT represent any buyer for your property. We work as a 'transaction broker' when it comes to FSBO listings & buyers who have no agent. By law, we can't give any professional advice to the buyer as a transaction broker.)

You can withdraw your listings from the MLS at any time if you are not in a pending transaction with a buyer's agent. The GAMLS & the FMLS charge a fee to withdraw a property. To withdraw, our fee is $60. You can also re-list your property within 90 days of withdrawing it from the MLS FREE of charge.

There is NO legal protection with FSBO-MLS plans. You will be liable for anything that goes wrong with the buyer. We are only the transaction broker and unfortunately,  the insurance  for Real Estate Agencies/Brokerage Firms will NOT cover these types of listings. You will only be protected with our 1.5% full representation service.
