Georgia Dream Homeownership Program
The Georgia Dream Homeownership Program fulfills homeownership dreams by providing affordable mortgage financing for eligible home buyers. Borrowers who qualify for the Georgia Dream Program will receive down payment assistance.
Program Highlights
• No interest charged
• No monthly payments
• A credit score of at least 640 is needed
• Buyers must purchase a home in the targeted areas (see below)
• For first time home buyers and those who haven't owned a home in the past 3 years
• Liquid assets cannot be more than 20k or 20% of the sales price (whichever is greater)
• Loan must be repaid when home is sold or refinanced or no longer used as the borrower's personal residence
Household Income In Targeted Areas
If you purchase a home in one of the following Counties: Barrow, Bartow, Carroll, Cherokee, Clayton, Cobb, Coweta, Dawson, Dekalb, Douglas,Fayette, Forsyth, Fulton, Gwinnett, Heard, Henry, Jasper, Newton, Paulding, Pickens, Pike, Rockdale, Spalding or Walton, your total household income based on the number of people living in the home can be no more than the following:
• One to Two persons $69,000
• Three or more persons $79,500
• Home Sales Price Can't Exceed $250,000
If you purchase a home outside of the above counties listed then your total household income based on the number of people living in the home can be no more than the following:
• One to Two persons $59,500
• Three or more persons $68,500
• Home Sales Price Can't Exceed $200,000
Down Payment Assistance Loan Options
The borrower must contribute a minimum of $1,000 towards the purchase transaction.
• STANDARD: Eligible home buyers qualify for $5,000.
• PEN: Eligible home buyers who are employed in qualified public protection, military, health care, or education qualify for $7,500 in down payment assistance.
• CHOICE: Eligible home buyers whose household includes an individual living with a disability qualify for $7,500 in down payment assistance.
Home Buyer Counseling
Buyers must attend and complete either a homebuyer workshop or individual housing counseling sessions or an online homebuyer education course. Workshops and counseling must be completed with a DCA or HUD housing counseling agency.

We work with several lenders that assist us with getting our clients pre-approved for a mortgage using the Georgia Dream. However, you are free to use the lender of your choice. All lenders do not offer the Georgia Dream program. Our lenders will provide you with the necessary information that will allow you to decide what options are best for you based on your situation.
